Twice's Nayeon Becomes Owner of 9.5 Billion Won Building in Cheongdam-dong, Gangnam... Eyes on New Construction Possibility
Twice member Nayeon has purchased land and a building in Cheongdam-dong, Gangnam-gu, Seoul, for 9.5 billion won. Industry experts suggest the investment focuses on the land's value and potential for new construction rather than rental income.
[News & Book = Reporter Song Young-du] Girl group Twice member Nayeon (real name Im Nayeon) has purchased land and a building in the Cheongdam-dong area of Gangnam-gu, Seoul, for 9.5 billion won.
According to the real estate industry and the certified copy of the real estate register on the 28th, Nayeon signed a contract to purchase land and a building located in Cheongdam-dong, Gangnam-gu, Seoul, for 9.5 billion won on May 3, and completed the ownership transfer registration on the 24th of this month. A collateral mortgage with a maximum bond amount of 10.2 billion won has been established on the property.
The purchased building is an old structure consisting of one basement floor and two ground floors, and after an extension in 2010, its current total floor area is 218.87㎡ (1st floor 105.38㎡, 2nd floor 73.31㎡, basement 1st floor 40.18㎡).
Recently, the building's usage was changed from existing residential and neighborhood living facilities to entirely neighborhood living facilities. Since the lot is located on a corner adjacent to two roads, it is evaluated as being advantageous for use as a corporate office or commercial facility.
The real estate industry views this purchase as an investment considering the land value and the possibility of new construction rather than rental income from the existing building. The sale price is approximately 155 million won per 3.3㎡ based on the land area. As luxury residential complexes, entertainment agency offices, galleries, and fashion & luxury-related offices are concentrated in the surrounding area, its utility is considered high.
